The town of Juno Beach has recently declared the old town hall site located at 841 Ocean Drive (PID=28-43-41-28-14-000-0150) in Juno Beach to be surplus property and is now asking the public for thoughts on what to do with this parcel. The site is directly across the street from 840 Ocean Drive which is the Tower Building. According to the Property Appraisers Site the land is valued at 700k.
The site is now zoned for “Residential, Transient and Multiple-Family – Moderate Density” There are those who would like to make it into a park or leave it vacant and others who propose selling the parcel and not only getting a cash infusion but generating the annual tax income.
This is a link to the Town of Juno Beach Citizen Survey.
The total proposed millage rate for Juno Beach in 2016 is 20.5075 and thus the total tax bill would be $14,355.25 plus the non Ad Valorem portion. And this is before the assessments on any improvements to the land.

I saw this on the most recent Title Commitment and thought it was worthy of a Q&A…
“This transaction may be subject to the FinCEN Geographic Targeting Order affecting residential sale transactions. This issuing agent must be provided with information prior to closing sufficient to determine if IRS/FinCEN Form 8300 must be completed and filed and must be provided information sufficient to meet the records retention requirements of the FinCEN Geographic Targeting Order. This transaction will not be insured, and this issuing agent and/or its underwriter
will not be involved in a Covered Transaction (as defined by FinCEN Geographic Targeting Order) until this information is submitted and reviewed by the issuing agent.”
So, what is this?
This a note in the Title Commitment to ensure compliance with a new anti money laundering rule.

2018 Ascott Road, North Palm Beach is a great, affordable waterfront property with no fixed bridges located in Juno Isles. This 4 bedroom, 2 bathroom, 2 car garage property was built in 1973 with CBS construction and a large circular driveway. The interior of the house is light and bright but could use updating. The ceilings have knock down texturing done to them. Some windows have been changed out and there are hurricane shutters. The ranch style of this house has a split floor plan and both a formal living and dining room and a family room with the kitchen in the center. The kitchen looks out to a great screened patio and pool with lots of room for covered outdoor play and entertaining. The property has a large dock with electricity and water that would fit a 40+ ft boat; with no fixed bridges, you are cruising out the inlet in about 15-20 minutes. This property has great potential, bring your boat and enjoy Florida at its finest.

R&R Realty just listed this terrific waterfront home at 12861 Inshore Drive in Palm Beach Gardens FL.
This house has 1,914 s.f. of air conditioned space and it is 2,462 s.f. of total building area on a private WATERFRONT canal in central palm beach gardens. The basic layout is terrific with 3 beds, 2 full baths plus an office and a spacious garage. It has a floor plan for today’s casual waterfront living with no space wasted on formal areas that are never used. The house has been well cared for with full hardi plank exterior and accordion hurricane shutters. The kitchen is one a chef would love to come home to featuring all new sparkling white cabinets, granite counter tops and stainless steel appliances. The floors are all tile or new laminate wood.
The dock can easily accommodate up to a 50′ boat and has lights and power run to it.
The lot is platted as 18,730 s.f. and has 14,330 s.f. of uplands. The street is one of new multi million dollar homes and will clearly support a higher end house that what is there and thus when the time is right a major renovation or new home is justified.
