Today I previewed the property at 1127 E Seminole Ave Unit 3c Jupiter Florida in Bella Vista for a customer.  This property is scheduled to be auctioned in a few days.  A lender now owns it (REO) and is auctioning it through HUBZU.  This property is a legit 3 bed floor plan unit.  (some people have converted the utility room into a 3rd bedroom in the 2 bed floor plans.  It has a recent AC, a newer kitchen with decent white cabinets and renovated baths.  The vanity in the guest bath and the clothes washer dryer are MIA and it could use an upgrades appliance package but no big deal there.  It does have original doors and windows and does NOT hurricane shutters.  And, it does need new tile in the living area and counter tops.  The patio faces southwest which is not great BUT this has a terrific location in the community being the first building to the east of Bella Vista on the Park.

15822 73rd Terrace N, Palm Beach Gardens FL 33418 is a bank owned property located in Palm Beach Country Estates at the end of Donald Ross Rd.  It is technically unincorporated Palm Beach County but has a Palm Beach Gardens mailing address.  This house has 3 beds, 2 baths and an oversized 2 car garage plus a pool with the back yard facing east.  The street it is located on IS PAVED and has well maintained houses around it.  The base construction is wood framed and there is some wood rot on the lower 12″ or so of the siding in just a few places.  Most of the siding OK however as the house slab is well elevated above the surrounding grade.  The full interior needs a facelift but the basic lay out of the house, room sizes and allocation are all very good.  So one will need to renovate the kitchen but not reconfigure something screwball.  The pool needs refinishing and perhaps equipment but the pool is there at least.  Just need to clean it up a bit.  DID I MENTION THIS IS A PAVED STREET.   This is a HUGE plus in PBCE. With the wood rot, it will be tough to finance this property soi if you’ve got some cash this one just dropped the price from 370k to 345k.

For most people, buying or selling a house is one of the most complicated financial transactions of a lifetime. Recently, we did BOTH, in a matter of months. Fortunately, we had Chris Ryder and his firm R&R Realty to work with, making the process as smooth as possible. At the beginning, we were absolute rookies, knowing nothing about the process, with a hundred questions, every day.
