I went to show this unit in Botanica at 112 Spikerush Rd in Jupiter FL. This unit had the kitchen replaced by the bank with new granite and new appliances. The appliances are not worthy of the house and will need to be replaced. There is no washer dryer there either. This is a Royal model withe the 4th bedroom built out. I listed the same model last spring at 224 W Bay Cedar which sold for 448k. This is a nice floor plan over all. The kitchen is a bit small but OK. The first floor is all tile. It has wood on the stairs and all carpet on the second floor except in the baths. this unit also has a balcony on the front of the building in addition to the one off the master suite, no pool but it’s directly across the street from the community pool. My estimate on this one is 435-440k.

I went into 176 Moccasin Trail in Indian Creek in Jupiter today with a customer. Her’s my review….
- Nice unit
- This is an end unit. The end wall faces west and a road
- Unit has a screened patio and a small paver’d area outside of that.
- Nice kitchen with newer cbainets and granite counters
- Sort of updated baths with new vanity and tops but no new tile around the tub nor shower
- Newer tile floors through out
- AC looks to be 2004
- Partial hurricane shutters
- No display style bay window in the front
- They paid 185k for it just under 2 years ago
At 240k they’re crazy on this one.
17 Lexington ln W, Unit G Palm Beach Gardens FL
I stopped by to take a look at some of my competition in Lexington Green in PGA National in Palm Beach Gardens yesterday. I went to to see the unit at 17 Lexington Ln Unit G Palm Beach Gardens FL.
This is an interior unit which is the are the C Model which are 2 bed 2 bath units which again have a 1 car garage on the first floor. Note that the second floor units have access to the garage from an interior staircase. This unit faces another building so not much of a view but it is renovated. In this model much of the square footage is used up in stairs, either from the front door to the living area or up from the garage. The garage is smaller as well as the stairwell takes up the back wall space. The kitchen is opened up and faces the living area which is nice. This is an OK unit but not as nice as the first floor end units.

I showed the property at 6279 Riverwalk Lane Unit 5 Jupiter FL 33458 to an investor today and thought I would share my thoughts. This is a terrific location for a well priced town house DIRECTLY on the Loxahatchee River. It was built a as a 3 bed but was then used as 2 bed plus a loft with 2 full baths upstairs and a half bath down. The unit is HUGE for its type at 1630 s.f. under air. It has a descent sized front porch perfect for storing bikes and the like as well as a huge screened back porch which looks at a grass area and the river. The owner has kept the property maintained but has done little in the ways of updates. They have installed a masonry stem wall and storage bin in the back and the unit has a hardi plank siding over wood frame which looks to have been well maintained. The unit is an Islander floor plan.
1044 Raintree Drive Palm Beach Gardens FL 33410
I previewed the bank owned property at 1044 Raintree Drive in Palm Beach Gardens for a client yesterday. This house is advertised as a 2 bed and in the current configuration it is but it could be a 3 bed very easily. The third bed is the current loft which has the wet bar in the pictures and the half bath is on the second floor well. The master bedroom on the first floor is HUGE and as a town house it also has a garage which is hard to find for under 200k. The property has southern exposure out the back which also abuts a canal there. It’s far from any road noise with a nice, all be it TOO large, pool as well. The condition of the property is OK. Nothing great but not in horrible shape either. I’d say 10k to get it back to where it should be with most of that going toward the loft conversion and pool resurfacing and other pool repairs. They’re asking 200k but I’d say 175-180k plus 10k is a good value.
In Palm Beach Gardens San Matera (high fees) and Westwood Lakes are competitors in the low 200’s.
