How to match a replacement AC condenser unit to an older air handler?

Nothing to do with real estate on this one, just a good old public service announcement. Like most folks the outside condenser unit at my house, which was installed with a matching air handler, is tired. Being “thrifty” I would like to change out JUST the condenser and keep my air handler. I started to Google the question, reading and watching You Tube.  Lots of broad strokes and warnings but how would I KNOW one that I buy off say Facebook Marketplace will work? I now know. I got a clue from and AC tech and looked into it. The answer is AHRI

Get the make and model number of your air handler, the inside component. Then go to the AHRI website. Do a search by the model number and it should return a list matched systems to that component. It will even give the SEER rating of the system. Not surprisingly if you have say a Trane system the results will be Trane (or American Standard) matching condenser units. Still, now you know for certain which units will work with that air handler. And what to buy and have installed that should work.

Florida now allows landlords and tenants to exchange certain notices by email if both sign a written addendum.

TALLAHASSEE, Fla. — In years past, after a tenant had vacated a property, Florida law mandated that a landlord’s claim on a security deposit be sent “written notice by certified mail to the tenant’s last known mailing address.” This caused many issues with landlords. The tenant may not have left a forwarding address when they left. Many tenants may not even have a new permanent address when they vacate. Plus, composing and mailing a certified letter is not only costly and time consuming, but also in many ways a relic of old ways of doing business.

Luckily, during this year’s legislative session, the Florida Legislature decided to modernize the process by which landlords and tenants can communicate. The Legislature passed House Bill 615, which among other things created section 83.505, Florida Statutes. This law went into effect on July 1, 2025. Section 83.505 states that a “landlord or tenant may electronically deliver via an e-mail address any notices required under this part to the other party if the parties have signed an addendum to the rental agreement that the parties specifically agree to the electronic delivery of notices…” Furthermore, the addendum must “conspicuously advise[] the parties that such election is voluntary and that they may revoke such agreement or update their e-mail addresses at any time.”

Note that the law specifies this agreement must be set forth in an addendum to the lease. Until the Legislature explicitly states otherwise, in an abundance of caution, the notice required in section 83.505 should not appear in the lease itself.

Luckily, the Legislature provided language in the statute that can be cut-and-pasted directly into such an addendum:

Landlord election:

Notices from a tenant may contain time-sensitive information about the tenant’s housing. The election to receive notices from the tenant by e-mail is voluntary.

☐ I …(name)…, the landlord or the landlord’s agent, agree to receive notices required by the rental agreement or under part II of chapter 83, Florida Statutes, from the tenant by e-mail. I designate the following e-mail address for receipt of notices from the tenant: … (landlord’s or landlord’s agent’s e-mail address)….

☐ I do not agree to receive notices by e-mail.

I may revoke my agreement to receive notices by e-mail by providing written notice to the tenant which is effective upon delivery of such written notice and does not affect the validity of any notice that was previously sent by e-mail.

I may update my e-mail address designated for electronic delivery at any time by providing written notice to the tenant specifying the new e-mail address, which takes effect upon delivery of such notice.

Tenant election:

Section 83.505 goes on to update multiple sections to permit notice via e-mail if the parties have agreed via the written addendum to do so. This includes notices under sections 83.49 (security deposits and security deposit claims), 83.50 (disclosure of landlord’s address), 83.51 (landlord’s notice to tenant to temporarily vacate for pest control), 83.56 (notice of termination of rental agreement), and 83.575 (notice of termination at end of lease of specific duration).

Note that the new e-mail notice provisions do not apply to commercial tenancies. Also note that the new e-mail notice provisions may not apply to an oral lease, since permission to use e-mail must be agreed via written addendum. Finally, there are other sections in part II of chapter 83 that House Bill 615 does not mention which reference “notice” without specifying the form of notice. If a landlord has a question about whether the new e-mail notice provisions apply to a particular situation, they should consult their attorney.

Applications for the 2025 Hometown Heroes Program should open Aug.18; My Safe Florida Home grants reopen today. Both were Florida Realtors’ 2025 legislative priorities.

TALLAHASSEE, Fla. — Nurses, classroom teachers, social workers and public defenders are among the dozens of occupations approved Friday for the 2025 Hometown Heroes Program, which provides down payment and closing cost assistance to qualifying workers.

The Florida Housing Finance Corporation (FHFC), which administers the program, will hold two weeks of daily training sessions starting early August for loan officers, participating lenders and Realtor® partners to prepare for the new funding cycle. After the training period, loan reservations are expected to open to participating lenders on Aug. 18.

This year, Florida Realtors® successfully advocated for an additional $50 million in funding for the Hometown Heroes Program. In approving the new funding, the Florida Legislature also included “first-responder” occupation restrictions to ensure only those employed in certain occupations have a chance at obtaining the down payment and closing cost assistance.

Meanwhile, the My Safe Florida Home grant program reopens today (Monday, Aug. 4), offering homeowners funds to help harden their properties against storm damage. The program provides grants of up to $10,000 for qualifying wind mitigation upgrades to low-and moderate-income residents.

Together, these programs aim to support both homebuyers in critical occupations and existing homeowners seeking to protect their investments from Florida’s frequent storms. Realtors are encouraged to stay informed and ready to assist clients as these opportunities become available.

How is Notice given to the other party in the Florida FAR BAR As-Is?

The Florida FAR BAR As-Is has many locations in it were one party must notify the other. The typical would be when the As-Is condition of the Property is not acceptable and the Buyer wishes to Cancel the Contract.

First, “time is of the essence” so the notification must be timely. It must be given before the end of, for this example, the “Inpection Period.”

Second, the notice must be “written notice.” So the notice MUST be in writing. And it must be from that party, not their agent. It should be addressed to the names of the other party as shown on the Contract. It should include the address of that party as shown on the Contract. It should be clear, concise and definitive. Something like: “Dear (Seller), I (we) am notifying you that the As-Is Condition of the Property is not acceptable. And that I (we) am/are electing the Cancel the Contract between us as provided for in Paragraph 12 of same.”

This notice must then be delivered to the other party, the Seller in this example. This is typically done through the 2 Brokers, but need not be, and via email is now allowed. (Buyer =>Buyer’s Agent => Seller’s Agent => Seller) NOTE that it may NOT be via a text message. Another caveat here is that if a party is using an agent who has executed a “No Brokerage” relationship with them then that agent does NOT represent the party. Be carefull on those limited services listings. And when a notice like this is sent always get a confirmation back from the other agent (or party) to confirm it was delivered, and in a timely manner.

This Standard O of the Contract (changed back in 2021) which reads: “Notice and delivery given by or to the attorney or broker (including such broker’s real estate licensee) representing any party shall be as effective as if given by or to that party. All notices must be in writing and may only be made by mail, facsimile transmission, personal delivery or email. A facsimile or electronic copy of this Contract and any signatures hereon shall be considered for all purposes as an original. This Contract may be executed by use of electronic signatures, as determined by Florida’s Electronic Signature Act and other applicable laws.”

For most people, buying or selling a house is one of the most complicated financial transactions of a lifetime. Recently, we did BOTH, in a matter of months. Fortunately, we had Chris Ryder and his firm R&R Realty to work with, making the process as smooth as possible. At the beginning, we were absolute rookies, knowing nothing about the process, with a hundred questions, every day. Chris ALWAYS had time for us, communicating via phone, text, or email with me (Steve) and phone with Victoria, whatever we were most comfortable with.
