Prosperity Harbor in Palm Beach Gardens, Florida
Prosperity Harbor is located on the east side of Prosperity Farms Road, just south of PGA Blvd in Palm Beach Gardens, Florida. Prosperity Harbor is a community of single family homes and townhouses. Some of the houses are waterfront and some are direct intracoastal with private docks with no fixed bridges. All are a short boat ride to the Palm Beach Inlet and out to the ocean. Prosperity Harbor has a manned-gate, a waterfront community swimming pool and day docks. The properties are 1 and 2 story Mediterranean style homes many with luxurious upgrades. The town houses are 2 story and generously sized. They were built by Pulte and although they are technically townhouses they are maintained like condos so the fee includes roof maintenance and reserves as well as building insurance covering the roof and structure. One MAY have a truck in the community however it must be in the garage at night. Commercial vehicles, boats, RV’s and motorcycles are prohibited. As of 2018 all homes now have included in the HOA fee the Comcast digital starter package along with (1) DVR box PLUS 100 Mb/s internet package.

HOA INFORMATION:
- 52 Detached Houses in the Property Owners Association (POA)
- 46 Townhouses in the POA AND members in the Prosperity Harbor North Townhomes (HOA)
- Day dock for pickup and drop off from your boat.
- Day dock for launching personal watercraft like a paddle board is allowed but nothing can be stored at the dock
- Pet friendly but they do reserve the right to decline or revoke a pet application or approval.
- Waterfront resort style heated pool with bathrooms, shower and a kitchen area
- Waterfront open grass area for relaxing or recreation
- Flood insurance is not required as none of the houses in the community are in a flood zone.
- POA fee covers the common area, community pool, and dock maintenance with reserves for replacement being accrued.
- POA fee covers the Community Gate which is manned all but the ‘wee hours’ of the morning.
- POA Fee includes the Comcast Digital Starter package with a DVR
- POA Fee includes the Comcast BLAST internet package (100 Mb/S)
- HOA fee covers all exterior maintenance original to the property. If there was a gutter there when it was built and then the gutter falls down then association will repair or replace it. At this property the accordion hurricane shutters were not part of the original construction.
- HOA fee covers lawn care front and back. The ONLY exception to this is trimming of the coconut palm trees if any are on the parcel.
- HOA fee covers roof maintenance as well as reserves for replacement for the roof which are estimated to have another 7-10 years of service before being replaced.
- HOA fee covers exterior painting of the building.
- HOA fee covers building insurance as a townhouse so it covers replacement of the roof and structure. The owner is then responsible for insuring and replacing everything inside the roof/structure.
- Alarm monitoring at individual units is not covered.
- Trucks are OK so long as they are in garage at night.
- No commercial vehicles, RV’s or boats allowed anyplace at any time except for daytime deliveries.
- Leases only permitted one time a year. Only 12 month leases are permitted. No sub-leases are permitted.
- No capital contribution to the HOA nor POA is required.
