Update to how to calculate the Citizens Wind Storm Mitigation credit
OK, so I recently decided to re-visit an old post I did on how to calculate the annual wind storm credit Citizens Insurance gives if I say install shutters or install impact rated windows. To do this one must look at the mitigation credits form AND something called the “Mitigation Factors” tables in the Citizens underwriting manual.
First, print out and review the form required to request these credits…
Use this form and the tables below to determine if an upgrade to your home will yield a wind storm mitigation credit. For instance if every window in your home has Level A protection EXCEPT your front entry door then if you changed this out you will get the full “A” mitigation credit for this section. The cost for this may be $1000 but the mitigation credit could be almost 40% off your annual premium of $4,000 or $1,600 A YEAR in savings.
Let’s assume that the policy is for wind storm only and a single family home. One would then look at the table:

If one has a non FBC roof (very old now as this would be pre 2002) with Level A attachment roof sheathing, toe nailed truss/rafter connections and no secondary water proofing BUT you added Class B shutters (and doors and sky lights) protection then this would reduce your base premium by 1-0.71 or 29%. And, if you went to Class A then it would be reduced by 39%.

July 2020 Jupiter Palm Beach Gardens Housing Sales
The RAPB+GFLR just released the July 2020 housing sales numbers and it shows what we on the ground know. Product is flying off the proverbial shelf. Locally here that’s folks from the northeast, and north in general, moving to the area. I can live for the next year in a small house worth 2M up north or I can live in a palace in Jupiter for the same money. Oh, and Florida doesn’t have an income tax.
Can I build a guest house on my property in Caloosa?
Caloosa is located in an unincorporated area of Palm Beach County to the west of Palm Beach Gardens and Jupiter in the Agricultural Residential Zoning District (AR) with a Rural Residential – 10 Future Land Use. Lots in the AR Zoning District are considered conforming with a measurement of 300 width x 300 length. ALL lots in Caloosa are 5 acres so they meet this dimension requirement so we look at Table 3.D.1.A for setbacks and lot coverage.
NOTE that there are 2 different types of accessory structures:
- Accessory dwellings with a kitchen.
- Guest Cottage with NO kitchen.
Jupiter Farms has non conforming lots so they’re a bit different.
Where the lots in Caloosa are all 5 acres and thus conforming to the current zoning district then the property may have EITHER of these structures, as long as they meet the required setbacks in Table 3.D.1.A. AND subject to the approval of the Caloosa HOA association.
BTW, ALL building heights are governed by Chapter 3 of the ULDC and that limits height to 35′ to the mean roof height in Article 3.
