Property Tax Rates for various Northern Palm Beach County Communities
I looked at the tax implications yesterday of a new listing I have in Frenchmans Harbor. I had looked into this issue before for a another listing in Paradise Port and the math got me thinking.
How much does one save by owning a home in say an unincorporated location like Frenchmans Harbour when compared with a similar home in say Harbour Isles in North Palm Beach?

Thus, a home in Frenchmans Harbor or Jonathans Landing pays almost 20% less in ad valorem taxes than a similarly valued home in Harbour Isles.

OK, so the first 2 digits of the parcel ID for real estate located in Palm Beach County Florida is the municipality code. If this 00 then the property is located in an unincorporated area of Palm Beach County and the taxes are lower in the unincorporated areas. How much lower?
Let’s look at my listings like 14208 Harbor Lane in Paradise Port. The tax collector MAILS tax bills to residents living here to a Palm Beach Gardens 33410 address. However the first 2 digits of the parcel ID is 00 for ALL Paradise Port properties and thus they are in unincorporated Palm Beach County. An examination of the tax bills for these Paradise Port properties shows the 2019 millage rate is 17.8542 for these homes where Juno Beach has a tax millage rate of 19.8621, North Palm Beach is 21.2093, Palm Beach Gardens is 19.8463 and Jupiter is 18.9669. So how much does this save the residents of this community? Let’s assume a 2M taxable valuation. Forget the homesteading for now. In this illustration the Paradise Port home owner pays $35,708.40 in ad valorem taxes. Where if this home were located inside of the Palm Beach Gardens municipality then the tax bill would be $39,692.60. That’s $3,984.20 difference, every single year.
Aside from getting resident rates on things like the local soccer league, the difference is when one dials 911 they get a PB County Sheriff and/or fire rescue.
