If your buying a home in the Verano Community you will note that the HOA fees are crazy low, about $30 a month, BUT there is a non Ad Valorem charge on the tax bill for one of several Community Development Districts or CDD’s.
Verano Community Development Districts (Districts) are a combination of six separate community development districts (Center CDD, CDD #1, CDD #2, CDD #3, CDD #4 and CDD #5) occupying approximately 3,061.84 acres of land located entirely within the City of Port St.
So, in broad strokes the developer, and the county, agreed to finance through a bond issuance, the cost: “To plan, finance, construct, operate, and maintain community-wide infrastructure“. This includes the mundane things like roads, drainage infrastrusture, water and sewer lines but also includes community features such as the club house, pool and bocce courts AND to pay for the annual operation and maintenance of these features. The CDD collects the cost to pay for the bond that built the community features, and the costs of operation of them, by virtue of non Ad Valorem charges collected on the annual tax bill. AND note that they can also impose “special assements”.
So, to start with look up the property you are interested in at the Property Appraisers web site. Now click on the link to the tax collectors office and note the non Ad Valorem assesement shown such as “Verano Center #3 CDD – 2022”. OK, this proroperty is part of The Verano Community Developemnt District #3 and pay the bond issued in 2022.
Now you can go to the web site for say the Verano Community Development District #3 and take a look at the budget. At the bottom you can see where the amount noted on the tax collectors office is found. You can look at this map to note that the lot you are interested in is say a 50′ wide one in pod 6. Look at the budget and note at the bottom where it talks about reveue collection that the pod 6 (as per the map linked to above) is subject to the 2022 bond series and that the TOTAL annual assessment for this series is X for the year in question and this should match the tax collectors non ad valorem line item. This number is the sum of the (O&M) Overhead & Maintenance of the Master Association + the annual debt assesment for the pod, in the case pog G.
Now, before you all run off just look at the amount they are collecting and lok at the amenities they are providing for this. With the other HOA charges collected annually, for about 250 a month, you are getting access to all the Club Talavera amenities plus the Pickleball Center and the PGA Golf Course is on site to play or join.
