Intracoastal Park is an area of unincorporated Palm Beach Gardens off of Prosperity Farms Rd. This community features many canal fronting homes as well as a several with direct intracoastal.
Parcels in this area are show on the unrecorded plat that may be seen here.
I have known this was one of the locations in the area with one of these “unrecorded plats” for some time and I recently located this document:

But not all of the lots shown on the unrecorded plat are described and of those that are most (MOST) lots there is language like: “and subject to an easement for canal purposes over the west (or east) 30′ of the above described property.”
