What is a 4-point or 4 point or four point insurance inspection in Florida? When is it required? What are some common issues?
Insurance companies want to know that a home has been well maintained before they insure it. Thus, if the home is older than 30 years, then generally speaking your insurance company will require a 4-Point Inspection Form completed. At this inspection your inspector will look at the 4 major systems of the home: roof, electrical, plumbing & HVAC. This is typically done at the same time as the building inspections for the ‘As-Is’ Contract.
The most common issues that will fail a property and are shown on the report are the existence of polybutylene pipes in plumbing, dangerous circuit panels in electric, a non-functional AC in HVAC, and the age of the roof and/or a leaking roof.
Note that roofs older than 25 years (shingle or other type) or 50 years (tile, slate, clay, concrete, or metal) require documentation showing at least three years remaining useful life.
