I previewed the property at 2701 Ravella Way Palm Beach Gardens FL in Harbour Oaks today. This is a very nice unit and the right floor plan to buy. This Barcelona model has great upgrades. Wood on the stairs, tile on the first and main floor. The cabinets have been decorator painted but are done well. The end unit has California shutters thoughout. The end unit has the extra windows facing east and has a balcony on the front, north, side as well as off the kitchen on the south. The end unit is closest to the guest street parking as well. This unit is technically a 3 bed and 3 and a half baths but there is a full bath on the fist floor next to the ‘den’ which does not have a closet. Then on the main living floor there’s a half bath and on the top floor a huge master with enormous walk in closet as well as 2 bedrooms which share a hall bath and the laundry is on the top floor as well.
3978 N Ocean V2 Drive Singer Island FL
I went over to Martinique on Singer Island today to preview one of the poolside villas for a customer. The unit at 3978 N Ocean Drive in Riviera Beach is a bank owned property asking just 364,900 for a unit with 2615 s.f. under air and 3350 s.f when one includes the patio. As far as I’m concerned you can stop right there. That’s 140 per square foot under air for a concrete townhouse that’s ON THE OCEAN. Yes, the view from the balcony off the living area and master are not great. They look at 3930 N Ocean. There are allot of stairs in this unit. One parks in the garage and walks up a PRIVATE flilght of stairs into the back door to the unit in the kitchen. Or, one can take the elevator to the pool deck and walk accross the deck to the proper front door. The kitchen has been renovated and is very nice. The only thing that should be done is the hood changed out but that’s a singular item. The living area is generously sized and has the half bath accesses from the main floor. Also on that floor are the 2 secondary bedrooms which share a balcony that’s adjacent to the pool deck but there’s no access to the pool deck itself except through the main entrance off the kitchen. Both of these beds has an en suite bath and both need updating. Then the second level has a huge utility closet and smaller one at the top of the stairs. Split plan his and hers baths with huge walk in closets. One bath is OK, the other needs updating ASAP. All the floors, walls and doors are ok. All the windows have shutters and most are accordion style. This unit is huge. Feel like drink or a bite? Just walk across the deck to the on site restaurant. Tennis anyone? Two courts on the same level as the pool deck. Go for swim? There are 2 pools outside your door, and each has a jacuzi. Swim in the ocean? Walk past the 2 pools to the private beach. concierge on site. This is a deal for someone who wants the square footage.
400 Apollo Drive Juno Beach FL 33408
I went and looked at the property at 400 Apollo Drive in Juno Beach today.
This is a great deal in my humble opinion. The lot is regular shaped and 100′ x 100′ just one house off of Ocean Drive. Thus it’s close to Ocean and far from the more worrisome road noise on US-1. The basic house is in need of serious love or a total scrape. I do not believe it to be fanciable with a conforming loan in the current condition. The good news, besides the lot size and location, is that the base construction is CBS with a plaster interior wall and the floor plan, although not great, is OK. Unlike the house at 341 Ocean Drive, this home takes better use of the land and has a floor plan that will be OK when completed. The house has a car port with a roof deck over it. One enters though the carport into a small kitchen off a great room that includes an enclosed patio area. Or through the main entrance into the same great room. The house has 3 beds and 2 baths. Sort of odd that the master bath is accessible from what was once the patio but OK. The house has 2 Ac’s which will need to be replaced. No doubt that this house needs a full on renovation including new roof, doors and windows with hurricane protection, kitchen and baths and the roof deck. There’s room in the yard for a pool as well. There is beach access right across the street adjacent to the Beachfront building which is a very private area of the beach. The house on the water side has been renovated and has a second story on only part of the house and thus if one does put a second level on one would see some ocean. Renovations will be extensive but at the end of it you will have a house in Juno in a great location.

The housing stats for Palm Beach County were just released and they are very strong. Median Sales price in palm Beach County is up 8.8% while in Jupiter they are up 3.2% and in Palm Beach Gardens a whopping 35%

I showed this unit at 100 Uno Lago, unit 401, in Juno Beach FL 33408. This is a top floor unit that faces the south. The unit has new flooring and carpets, a new Ac and a newer water heater. The 3 bed units are on the end of the building so they get more light and this one is on the east end of the building so it will get the most light in the morning. The ceilings are knock down and the doors are all 36″ which are wider than normal. This unit has newer accordion style hurricane shutters AND IT IS LOVED. This is the type of unit I advise people to buy. Well maintained and loved. Need a new AC? No problem. 15-20k for hurricane shutters? No problem. Top floor, end unit, great view, 3 beds, gated community, in Juno Beach, 2 pools, on site management, a true gym and club house. If you want a condo in the incorporated area of Juno there’s only a few options, a 3 bed and it’s even fewer. And, BTW the recent sales numbers are all right there so this one is priced appropriately.
Ocean Trace (Uno Lago) in Juno Beach, Florida is a GATED community located between US Highway One and Ellison Wilson in the heart of Juno Beach. Ocean Trace is a gated 19 acre community comprised of 96 town homes and 160 condominiums in 8 four story buildings. Amenities include an unmanned gate, 2 heated swimming pools and spas, a fitness center, media room, on site manager and during the season an active social calendar for residents. The condominiums have elevators and private patios with serene views of the lake. There is a 30 minimum rental term but the unit may be rented 12 times a year. Owners may have 2 pets with a combined weight limit of 120 lbs. The condominium HAS been approved by HUD. Ocean Trace is less than 1 mile to the beach and close to world class golf courses, marinas, restaurants and shops. Commercial work trucks or vans, boats, jet skis, boat trailers, motorcycles, storage bins, or campers are among the types of equipment that may NOT be parked overnight on the property.
