Burt Reynolds Park in Jupiter FL

If you know me at all then you know I’m a boater.  Palm beach County is a great place to be a boater.  The county ramps are very well maintained and it’s only on the super crazy weekends that one can not find a space.  I was there this last weekend and the only downside is that there is no fresh water at the county parks.  The park is scheduled to undergo a major improvement on the west side of us-1 where the larger boats put in as well on the east side of US-1 where parking is plentiful but you must be able to fit under the 12′ fixed bridge.  This is a link to the site plan for the renovations and to the Burt Reynolds Park page on the PB County web site.

 

 

June 2016 Palm Beach County Real Estate Sales Stats

The June 2016 housing sales numbers were just releases for Palm Beach County and they show a cooler but in my opinion better picture.  The market has cooled off a bit and we now have annualized median sales price increases slowing down.  In Jupiter the median sales price for the first 6 months is up 2.7%.  In Palm Beach Gardens the median sales price is the ‘flat’ while the inventory supplies remain at about 5 months.

Rental and Condo or Home Owners Association approval for service members

WOW, just saw this update on one of the legal bulletin boards…

In the State of Florida effective July 1, 2016:

Section 83.683, Florida Statutes, is created to read: 83.683 Rental application by a service member.*-

(1) If a landlord requires a prospective tenant to complete a rental application before residing in a rental unit, the landlord must complete processing of a rental application submitted by a prospective tenant who is a servicemember, as defined ins. 250.01, within 7 days after submission and must, within that 7-day period, notify the servicemember in writing of an application approval or denial and, if denied, the reason for denial. Absent a timely denial of the rental application, the landlord must lease the rental unit to the servicemember if all other terms of the application and lease are complied with.

(2) If a condominium association, as defined in chapter 718, a cooperative association, as defined in chapter 719, or a homeowners’ association, as defined in chapter 720, requires a prospective tenant of a condominium unit, cooperative unit, or parcel within the association’s control to complete a rental application before residing in a rental unit or parcel, the association must complete processing of a rental application submitted by a prospective tenant who is a servicemember, as defined ins. 250.01, within 7 days after submission and must, within that 7-day period, notify the servicemember in writing of an application approval or denial and, if denied, the reason for denial. Absent a timely denial of the rental application, the association must allow the unit or parcel owner to lease the rental unit or parcel to the servicemember and the landlord must lease the rental unit or parcel to the servicemember if all other terms of the application and lease are complied with.
(3) The provisions of this section may not be waived or modified by the agreement of the parties under any circumstances.

* “Service member” means any person serving as a member of the United States Armed Forces on active duty or state active duty and all members of the Florida National Guard and United States Reserve Forces.

This will affect Condominiums and Home Owners Association that do not meet on a regular basis as 7 days to approve an application is very short.

Citizens Insurance Exclusions

So what does Citizens Wind Storm exclude from coverage?

First, Citizens now covers increasing few properties through the depopulation efforts and thus your policy may NOT be with Citizens.  You should call your agent when looking at properties in a particular neighborhood or area to ask carriers offer insurance in those areas.  Your agent may be able to direct you to look for certain features in the home you choose so as to minimize your costs or exclusions.

Since your purchase price is tied to your loan and your loan is tied to what you can afford for a payment of PITI or Principle, Interest, Taxes and Insurance.  You may be able to decrease your insurance costs and increase what you can afford.

Of particular note in this are:

Aluminum Pool Enclosures

Aluminum, Plastic or Vinyl roof covered carports or open patios

Awnings

Land

Pilings, piers, seawalls, retaining walls, bulkheads and docks

Any structure that has  a roof or exterior wall covering of thatch, grass, palm etc.

Chickees, tiki huts, gazebos, cabanas and pergolas.

I showed the property at 15261 84th Ave N in the Palm Beach Country Estates of Palm Beach Gardens.  In general this home is loved.  Very well maintained and cared for wood frame with 4 beds and two baths.  Although technically yes it’s a 4 bed it’s tight and really one bed is now used as den.  THE GENERATOR IS AWESOME!!  Propane connection to 17KW of power so plenty to run everything needed.  The Owner has done a great fob keeping the vegetation back away fro the house with the brick pavers.  And the house is hooked up to the city water source which is a huge plus for Country Estates.  It features a remodeled kitchen with wood cabinets, dove tail drawers, stainless appliances and granite counters.  The kitchen opens up to two rooms:  The main room at the front of the house as well as the spacious eating area off the back.

All in all this is very nice house in PBCE but a bit of a stretch for a wood framed house with just 2038 SF under air.
