The Realtors Association of the Palm Beaches releases the housing sales figures for January 2017 today and there are some very interesting numbers in them. First, the broad Palm Beach County numbers show that compared to the same time last year the median sales price for single family homes is up 9% from last year and town homes are up 7.9%. And when we look at the local sales numbers for Jupiter and Palm Beach Gardens we see that prices in Jupiter are up 3.8% compared to the same time last year and Palm Beach Gardens is up 6.1%.

Jupiter and Palm Beach Gardens 2016 Housing Sales
The housing sales numbers for the last month of 2016 and the final sales numbers for 2016 cumulative were just release and in out area we see steady year to year growth in sales prices.
In Palm Beach Gardens for instance in 2015 the median sales price was 310k and in 2016 it was 325k or 4.8% higher with 2% fewer sales occurring.
In Jupiter we see slightly stronger but similar numbers where in 2015 the median sales price was 326k and in 2016 that had risen 5.8% to 345,000.
THIS IS THE BEST NEWS I’VE HEARD IN SOME TIME. A respectable growth in sales prices at inflation plus just enough to make it worth while to have some money in real estate.

11290 Glen Oaks Court North Palm Beach in Twelve Oaks
I went and looked at the unit at 11290 Glen Oaks Ct in North Palm Beach in the Twelve Oaks community today. This is a VERY NICE unit. All the baths and the kitchen have been updated. The upper windows are newer and impact rated. The lower doors and windows have all been replaced so newer and with newer accordion shutters. The original patio has been enclosed and the 12′ off the back wall limited common area has been enclosed with a patio. This house is all but done. Just needs a new carpet in the master. Easy peasy. Note that this is an attached unit house but these are technically condominiums and thus the association takes care of EVERYTHING outside the dry wall. Roof, lawn, origional windows (not these) and well everything including named wind storm and flood insurance. Twelve Oaks is a 24/7 guard gated community tucked in at the intersection of US-1 and PGA Blvd. They have 2 pools for the mini houses, 4 tennis courts and a marina directly on the intracoastal. The location and marina is the key at this place. For boaters it’s perfect. Reasonable cost to own a slip. GREAT air moving around you when you’re hanging out down there and basically you can throttle up as soon as you out of the marina. No long trek up and down the intracoastal at idle speed.

I previewed the property at 801 Seafarer Cir Unit 503 Jupiter FL in the Marina at the Bluffs for a showing later this week. This is in building 8 in the Marina at the Bluffs complex which recently had balconies added which both added an impact rated slider and windows to these units as well as a very nice sized balcony and fixed a water proofing issue. The special assessment money was certainly well spent on this.
The unit itself is a top floor unit right next to the elevator which is great for a rain storm and it has the cathedral ceilings. The unit has a newer AC but is otherwise in original condition. The view of the marina is very nice, not as nice as units right on the marina but still nice. Bottom line, this unit is a bit high on the ask.
