I went over to Martinique on Singer Island today to preview one of the poolside villas for a customer. The unit at 3978 N Ocean Drive in Riviera Beach is a bank owned property asking just 364,900 for a unit with 2615 s.f. under air and 3350 s.f when one includes the patio. As far as I’m concerned you can stop right there. That’s 140 per square foot under air for a concrete townhouse that’s ON THE OCEAN. Yes, the view from the balcony off the living area and master are not great. They look at 3930 N Ocean. There are allot of stairs in this unit. One parks in the garage and walks up a PRIVATE flilght of stairs into the back door to the unit in the kitchen. Or, one can take the elevator to the pool deck and walk accross the deck to the proper front door. The kitchen has been renovated and is very nice. The only thing that should be done is the hood changed out but that’s a singular item. The living area is generously sized and has the half bath accesses from the main floor. Also on that floor are the 2 secondary bedrooms which share a balcony that’s adjacent to the pool deck but there’s no access to the pool deck itself except through the main entrance off the kitchen. Both of these beds has an en suite bath and both need updating. Then the second level has a huge utility closet and smaller one at the top of the stairs. Split plan his and hers baths with huge walk in closets. One bath is OK, the other needs updating ASAP. All the floors, walls and doors are ok. All the windows have shutters and most are accordion style. This unit is huge. Feel like drink or a bite? Just walk across the deck to the on site restaurant. Tennis anyone? Two courts on the same level as the pool deck. Go for swim? There are 2 pools outside your door, and each has a jacuzi. Swim in the ocean? Walk past the 2 pools to the private beach. concierge on site. This is a deal for someone who wants the square footage.
