The notice of proposed tax valuations (TRIM Notice) were mailed this last Monday the 19th of August in Palm Beach County. If you not yet received your proposed tax valuation it can be seen on line at the Property Appraisers web site (PAPA) as the 2019P valuations for a given property. REMEMBER, if you intend to contest the tax valuation of your property, or a denial of a homestead exemption, OR IF YOU SIMPLY MISSED THE MARCH 1 DEADLINE FOR FILING A HOMESTEAD EXEMPTION then September 13, 2019, is the deadline to file a petition with the Value Adjustment Board to challenge the market value of your property or to seek an exemption or classification.
Keep in mind that ALL tax valuations are set on the first of the year (1 January 2019) and thus are based upon the 2018 sales data AND the property appraises can and DO disregard distressed sales such as foreclosures in their calculations for the average sales per S.F. If you missed the 1 March deadline to apply for a homestead exemption this year then you may apply to the VAB for it to be granted and applied to your 2019 tax bill IF YOU RESIDED AT YOUR PROPERTY ON 1 JANUARY 2019. Remember, all valuations are of 1 January 2019. Call them before you apply. I know a few people who simply went to appraisers office with the evidence and it was granted so they saved the application fee as well the process of going in front of the VAB.
If your property shows say more S.F. under air then it actually has or perhaps it shows a screen enclosure that was blown down in a hurricane or anything which if removed would decrease the valuation of your property then you may apply to the VAB to remedy this, again so long as this was the case on 1 January 2019.
